Why do shower and balcony seals start leaking?

Houses settle into their foundations and move with changing temperatures, which can cause shower seals, grout, and floor and wall, or tile and wall junctions to crack or weaken. This leads to water eventually getting under the tiles, which will then start to leak.

The other common cause of leakage from showers and balconies is that the waterproof membrane underneath the tiles begins to breakdown or weaken due to being poorly installed, chemicals, or building movement. The membrane is there to stop water invading areas nearby, and when it fails it means it is no longer able to contain the water. This leads to damage from water being able to get into flooring, skirting boards and other parts of your home’s structure.

Signs of a leak in your shower or balcony seal

When your seals fail, by the time you see water it often means that a lot of damage has already been done. This means costly and large-scale repairs.

There are signs to watch out for that can indicate a leaking seal, including:

  • A build-up of mould in your bathroom or surrounding areas
  • Skirting boards that are damp and/or starting to swell
  • Paint peeling in the bathroom (including the ceiling), or on outside walls
  • A musty, damp smell coming from your carpet, which is wet
  • Tiles cracking in the bathroom
  • Grout missing from the shower seal
  • Timber stained under the house.
